Ownership
We help you buy well. Then we run it for you.
Most agents on this coast are gone by the time you leave the notary. What follows — guests, cleaning, keys, the pool man, the annual tax return — is where owning a home abroad either stays a pleasure or quietly turns into work.
That part is ours. We look after the homes we help our clients buy, and we let them in the weeks our clients are not using them.
How a year works
Your weeks come first. The rest can earn.
You tell us when you are coming. Those weeks are blocked before anything else is sold, and they never move. The home works around your calendar, not the other way round.
A representative year, not a promise: five weeks kept for the owner, thirty-five let, twelve quiet. Winter is quieter here, and we would rather show you that than average it away.
What we take on
Everything between one guest and the next.
- Letting and guestsListed on Airbnb, Booking.com and whatever else suits the property. Pricing, enquiries, arrival, and the phone call at eleven at night about the air conditioning.
- Housekeeping and linenTurned around between stays to the same standard every time, so the home you come back to is the one you left.
- Keys and accessSomeone local holds them. Someone local answers.
- MaintenancePool, garden, appliances, and the small things attended to before they become large ones.
- Household costsWe review what the home costs to run — electricity, internet, insurance — against the real market, and change what is worth changing.
- ComplianceVFT registration and the municipal rules that decide what a home may legally earn — checked before you buy, not after.
- AdministrationThe annual non-resident return, community fees, utilities and IBI, paid on time without you thinking about it.
- Your own arrivalsThe home open, cool and stocked when you land. This is still your house.
You can start with the bills.
Send us your electricity, internet and mobile bills and we will tell you what your home costs to run today — and whether we have anything better. It costs nothing and commits you to nothing.
Check my household costsWhat it earns
Numbers we can show you, not numbers we made up.
Short-term letting on this coast is well documented, and the market figures are a starting point — not an answer for your home.
Market averages for Marbella short-term rentals, 2025–26. What your home earns depends on where it is, what it sleeps, how it is furnished, and whether it may legally be let at all.
Before you buy, we will give you our own estimate for the specific property, how we arrived at it, and what would have to be true for it to hold. If the honest answer is that letting it is not worth your trouble, we will tell you that instead — it is a shorter conversation and a better one.
Reporting
You see what we see.
Every booking, every cost, every payout, in one place. A statement each month, a summary each year in time for the tax return, and the underlying figures whenever you want to look at them. Nothing reported only as a net figure you cannot take apart.
Next
Tell us about the home you are thinking of buying.
We will tell you what we think it would earn, what it would cost to run, and whether we would take it on. We reply within one working day.
